Skilled Nursing facilities serve an important role in the continuum of health care services in Massachusetts, providing over 12 million patient days of service in 2024.

CHIA's updated interactive dashboard, released in January 2026, examines the Commonwealth's skilled nursing facilities at an industry level as well as at an individual facility level on measures of financial performance, quality of care, and utilization over a four-year period (2021-2024). As part of this update, the dashboard now includes information on nursing facility management companies including financial metrics such as total margin and their relationships to the nursing facilities.

Massachusetts Nursing Facility Industry Key Findings

  • The nursing facility median total margin increased from -1.6% in 2022 to -0.4% in 2024.

  • In 2024, aggregate nursing facility total expenses exceeded aggregate revenues by $11.9 million.

  • Annualized expenses, which include cost of operations as well as management company fees and rent expenses (if applicable), totaled $5.12 billion in 2024; while annualized revenues, including patient service revenue, investment and non-operating income, and other business revenues (if applicable), totaled $5.13 billion.

  • Total resident days increased by 140,101 (1.2%) in 2023 compared with the prior calendar year.
